We also leverage millions of dollars in historic tax credits to rehab true to the original building while maintaining longterm profitability. It’s no surprise that the most durable, sustainable and desirable materials are the ones already in the building.
We don’t obsess about “number of doors” or quick tips to “fix-and-flip.” We don’t attend real estate investing conferences. We think that most of the current obsession with real estate investing sucks.
We’ve found that by focusing on building a place where people really want to live, we can continue to grow a healthy longterm business. We have a waiting list of 200 people that would like to live with us. We operate below 2% vacancy.
We also believe in strong analytical decisions. A sexy building can get you in the door but solid research can make sure it’s the right project.
